Property Key – from £20.00 (depending on type of key)

Change of Lock – £95.00 plus cost of lock

Loan of key – As above as a holding fee plus photographic ID such as Driving Licence which will be returned on the return of the key

Rent Arrears – £55.00 for each rent reminder

PLUS interest on rent arrears @ 8% as inline with the County Court interest rate

Section 8 Notice – £108.00 (inclusive of VAT)

Section 21 notice – £108.00 (inclusive of VAT) where the landlord has serviced notice due to unacceptable behaviour by the tenant

Dishonoured Cheque – £55.00 for each cheque plus interest of 8% on any arrears

 

Ending a Tenancy

Contacting Suppliers on the tenants behalf – £45.00 per supplier

Failure to cancel a Standing Order – £45.00 per refund

Failure to return keys – cost of replacement lock, fitting and key cutting plus the landlord reserves the right to charge rent up to the date possession of the property is obtained

Re-let Fee upon agreed early termination – £420.00 (inclusive of VAT)

Sherlock Homes reserve the right to vary and increase the charges in line with fluctuating interest rates and rising costs. VAT is charged at the current rate of 20%

 

Guidance Notes For Applicants

The granting of a tenancy is strictly subject to referencing and contract. If proceeding with an application, the sum of £300.00 holding fee will need to be taken and held against the property. This will be deducted from the final amount due. After this, if the applicant decides they no longer want to rent the property this amount will NOT be refunded. If the landlord decides that they no longer want to rent the property through no fault of the applicants, i.e. not declaring information that would be harmful to the application or change the landlords mind about renting to the applicant, then that amount WILL be refunded to you via cheque within 5 working days.

If the landlord accepts an application, the applicant has 48 hours to get all documents in to the Branch for processing, failure to do so, may prolong the process and move in date. Moreover, the landlord may want to keep the property advertised until these documents are received.

Sherlock Homes reserves the right to request a guarantor for all parties in the granting of a tenancy. It is our company policy that a guarantor is provided to cover the full affordability of the property (30x The Rent per annum) per tenancy.

STAGE 1 – TENANT MUST COMPLETE & PROVIDE:- 
•    Online UK Tenant Data Application Form. (Will be sent to you via email which includes a £19.20 charge for RIGHT TO RENT CHECK as per The Immigration Act 2014.  This charge is payable direct to UK Tenant Data)
•    Sherlock Homes Application Form
•    TDS – The Dispute Services – Deposit Scheme form (if managed)
•    Proof of ID – passport, driving license or birth certificate
•    Proof of Address – utility bill or an official letter dated within 3 months
•    Proof of Earnings – 3 months pay slips and 1 months bank statements dated within 3 months

STAGE 2 – SHERLOCK HOMES WILL GATHER :
•    Continuing Guarantee and supporting documents, to include:-
•    Photo ID/proof of signature (passport, driving license or birth certificate) and proof of earnings/funds (3 consecutive months worth) or proof of home ownership (must be permanent UK resident)

 

Fees will be no more than £405 incl VAT based on a 2 adults in a property
